Dubai Real Estate: Surge in Luxury Home Maintenance Demand, Report Says

A new report highlights a significant increase in demand for luxury home maintenance services within Dubai's real estate market. As more high-end properties are being developed and purchased, the need for specialized upkeep and management is rising. This trend reflects the growing preference for premium living standards and the importance of maintaining luxury homes to meet the expectations of affluent residents and investor

H&G currently oversees 900 high-end apartments and hotel residences located in Dubai Downtown, Dubai Creek Harbor, and Dubai Marina.

Hitches & Glitches (H&G), a UAE-based home maintenance company, has reported a notable surge in demand for services within Dubai’s luxury residential sector. As part of the Farnek Group, H&G has secured contracts in prestigious areas such as Emirates Hills, Palm Jumeirah, and Dubai Hills Estate. A standout project involves the maintenance of a villa on Jumeirah Bay Island with a built-up area of 7,200 square meters.

Zohaib Azhar, director of operations at H&G, highlighted that a 2,237 square meter plot of land on Jumeirah Bay Island is currently valued at AED 155 – 160 million, according to propertyfinder.ae. This valuation excludes the cost of building a villa, underscoring the need for regular, high-quality management and planned preventative maintenance, especially for owners who may be away for extended periods.

Currently, H&G manages 900 premium apartments and hotel residences in areas like Downtown Dubai, Dubai Creek Harbor, and Dubai Marina. The company’s home maintenance division holds over 1,500 annual maintenance contracts, collectively valued at more than AED 22 million.

Research from Knight Frank shows that Dubai's luxury residential market is experiencing rapid growth, with over 100 properties selling for more than $10 million in the first quarter of this year—a 19 percent increase from 2023. Recognizing this trend two years ago, H&G formed a specialist unit of highly trained technicians to cater to this niche market, offering a comprehensive range of services including MEP, civil works, carpentry, smart home automation, white goods maintenance, special renovation projects, and fit-out works.

H&G utilizes a smart technology platform developed by HITEK, enabling property owners to monitor maintenance progress remotely. The company has also partnered with Ring to provide smart home security products. Azhar noted that the demand for smart home gadgets is also on the rise, driven by advances in technology that make these devices more user-friendly and effective, particularly for international investors who value remote control options.
